TPO vs EPDM: Which Lasts Longer in Ontario Winters?

TPO and EPDM are the two most common single-ply membranes on London commercial flat roofs, and building owners ask us which one holds up better here. Neither material is simply "better." A well-installed and maintained roof of either type will outlast a poorly installed one of the other. TPO is a bright white, reflective membrane with heat-welded seams. Its main consideration is that seam quality depends entirely on a properly dialed-in weld, so certified installation is not optional.

EPDM is a black synthetic rubber membrane, and cold is where it shines. It stays flexible in deep winter instead of getting brittle, so it handles London's repeated freeze-thaw cycling well. It comes in wide sheets, which means fewer seams to fail, and it has one of the longest track records of any flat roofing material. Its dark surface can help shed snow a little faster, though it does not offer TPO's summer reflectivity, so on a building with heavy cooling loads that is worth weighing.

Three local factors usually decide it. Freeze-thaw stresses every seam and flashing, so weld and detail quality matter more than the membrane. Snow load favours a tough, well-fastened system on large spans. Energy use can point you toward reflective TPO on a cooling-heavy building or toward EPDM where winter heating dominates.
