A documented condition assessment of your roof: membrane, seams, flashing, drains, penetrations, and parapets. You get a written report with photos, a defect list, and a clear recommendation — repair, maintain, or replace. Building owners use these for budgeting, insurance, and due diligence on a property purchase. Most manufacturer warranties also require documented inspections to stay valid.
Wet insulation hides under an intact membrane — you can't see it, but you're paying for it in heat loss, and it's quietly rotting your deck. Infrared (thermographic) scanning finds it. Wet areas hold heat and release it at a different rate than dry areas, so a thermal scan taken at the right time of day maps the saturated zones precisely.
Why it matters: it turns a guess into a plan. Instead of tearing off a whole roof, you may only need to replace the wet sections — or you learn the saturation is extensive and a full replacement is genuinely justified. Either way you're spending on evidence, not opinion.
If water sits on your roof for days after rain, the problem isn't the membrane — it's the slope. Custom tapered insulation is engineered polyiso cut to a designed slope that moves water to the drains, while adding R-value at the same time.
It's the real fix for ponding water: it ends the standing water that shortens membrane life, cuts your heating costs, and is usually specified during a re-roof so you solve drainage and insulation in one project.
Anyone who goes on your roof — HVAC techs, window cleaners, your own staff — is your liability. We install and service permanent roof safety: guardrails, anchor points and tie-off systems, skylight fall protection screens, access hatches, and walkway pads that protect both the worker and the membrane.
In Ontario this isn't optional housekeeping — fall protection is a legislated requirement, and a compliant roof is far easier to service and insure.

Skylights are the most common leak point on a commercial roof — the curb and flashing fail long before the glazing does. We repair and replace commercial skylights, re-flash the curbs properly, and can add fall-protection screens at the same time. Bringing daylight into a warehouse or plaza is one of the cheapest energy wins available; doing it without leaks is the trick.
